The debt secured by said Deed to Secure
Debt has been and is hereby declared due
because of, among other possible events
of default, failure to pay the indebtedness
as and when due and in the manner
provided in the Note and Deed to Secure
Debt. Because the debt remains in
default, this sale will be made for the
purpose of paying the same and all
expenses of this sale, as provided in the
Deed to Secure Debt and by law, including
attorney’s fees (notice of intent to collect

Debt executed by CHARLES W. KING and
DEBRA KING to QUEENSBOROUGH
NATIONAL BANK & TRUST COMPANY,
SUCCESSOR BY MERGER TO FIRST
NATIONAL BANK AND TRUST
COMPANY dated July 18, 2002 and
recorded in Deed Book 4-V, Pages 729-
732, in the Office of the Clerk of the
Superior Court of Jenkins County,
Georgia, conveying the after-described
property to secure a Promissory Note
dated July 18, 2002, in the original
principal amount of $63,152.50; Extension
and Modification Agreement dated August

containing 0.35 acres, more or less, and
being more particularly described by
reference to a plat of same prepared by
William L. Johnson, Registered Land
Surveyor No. 1750, dated March 25,
1996, said plat being recorded in the
Office of the Clerk of the Superior Court
of Jenkins County, Georgia, in Plat Book
14, Page 46, which plat and description
are incorporated herein and made a part
of this description. The above described
Tract Three being the same property
conveyed by Thomas Lamar Pierce to
Cecil Howard McTeer, III by Warranty
Deed dated April 11, 1996, recorded in
Deed Book 3-S, Pages 336-337, Office
of the Clerk of Superior Court of Jenkins
County, Georgia. Tract One, Tract Two
and Tract Three described above are
identified on Jenkins County Tax
Assessor Map M07 as Parcel 001. The
debt secured by said Deed to Secure
Debt has been and is hereby declared
due because of, among other possible
events of default, failure to pay the
indebtedness as and when due and in the
manner provided in the Promissory Note

and Deed to Secure Debt. Because the
debt remains in default, this sale will be
made for the purpose of paying the same
and all expenses of this sale, as provided
in the Deed to Secure Debt and by law,
including attorney’s fees (notice of intent
to collect attorney’s fees having been
given), and the remainder, if any, shall be
disbursed in the manner provided by law.
The undersigned will execute a deed to
the purchaser as authorized by the
aforementioned Deed to Secure Debt.
