NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF JENKINS

By virtue of the power of sale contained in a Security Deed from Sheryl R. Harris to Branch Banking and Trust Company (“BB&T”), dated August 28, 2003, and recorded in Deed Book 5-D, Page 217, Jenkins County, Georgia records, securing a Note in the original principal amount of $67,750.00, the holder thereof will sell at public outcry for cash to the highest bidder before the courthouse doors of said county during the legal hours of sale on the first Tuesday in May, 2015, the following described property, to-wit:

All that certain tract or parcel of land, with all improvements thereon, situate, lying, and being in the 1638th G.M. District, Jenkins County, Georgia, containing Six and Ninety-Seven Hundredths (6.97) acres, more or less, according to a plat of survey prepared by Warren E. Poythress, RLS No. 1953 for Duncan Stone under date of July 27, 1999 and recorded in Plat Book 15, Page 56, Jenkins County, Georgia Records reference to the same being hereby made for a more complete and accurate description. Said tract is bounded according to the Poythress Plat as follows: On the northeast by the eighty foot right-of-way of Oak Hill Church County Road; on the southeast by the eighty foot right-of-way of Oak Grove Drive; on the southwest by land now or formerly of of Gary Crews and Mitchell Austin; and on the northwest by lands now or formerly of William R. McMillan, Jr.

The above described property is the same as that conveyed by Warranty Deed from Carl Gilbert Pilcher, Sr. to Sheryl R. Harris dated October 28, 2002 and recorded in Deed Book 4X, Pages 572-573 of the Records of the Office of Clerk, Jenkins County, Georgia Superior Court.

The indebtedness secured by said Security Deed having been declared due and payable because of default in the payment of the indebtedness secured thereby, this sale will be made for the purpose of paying the same and all expenses of the sale, including attorney's fees, notice of intention to collect attorney's fees having been given as provided by law. BB&T Loss Mitigation Department is the name of the department at BB&T who has full authority to negotiate, amend, and modify all terms of the mortgage with the debtor, and their address is: BB&T Loss Mitigation Department, 301 College Street, Greenville, South Carolina 29601; Phone # 800-827-3722, Option 6.

The property will be sold subject to the following: (1) any prior restrictive covenants, easements, right-of-ways, or encumbrances; (2) any valid zoning ordinances; (3) any matters which would be disclosed by an accurate survey of the property; (4) any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), assessments, unpaid bills, charges and expenses that constitute liens against the property, whether due and payable or not yet due and payable, and matters of record superior to the Security Deed first set out above.

The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the secured creditor, including but not limited to, a determination that the borrower has not reinstated the loan prior to the foreclosure sale.

The party in possession is or may be Sheryl R. Harris, a tenant or tenants, or parties claiming under the aforementioned, and said property is more commonly known as 3506 Oak Hill Church Road, Millen, GA 30442.

NOTICE OF SALE UNDER POWER GEORGIA, JENKINS COUNTY

Under and by virtue of the Power of Sale contained in that certain Deed to Secure Debt executed by DEAN WILSON to QUEENSBOROUGH NATIONAL BANK & TRUST COMPANY, Successor to First National Bank and Trust Company dated April 16, 2003, recorded in Deed Book 5A, Pages 305-308, in the Office of the Clerk of the Superior Court of Jenkins County, Georgia, conveying the after-described property to secure a Promissory Note and Security Agreement dated August 20, 2007 in the original principal amount of Forty-Six Thousand One Hundred Sixteen and 50/100 ($46,116.50) Dollars; and Loan Modification Agreement dated September 1, 2009; and Loan Modification Agreement dated February 10, 2010, and Loan Modification Agreement dated January 3, 2013, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest and best bidder for cash before the door of the Courthouse of JENKINS County, Georgia, within the legal hours of sale on the first Tuesday in May, 2015, to-wit: May 5, 2015, the following described property: All that tract or parcel of land lying, situate and being in the 1640th G.
